Beyond Architecture is a studio for people who expect design and delivery to speak the same language—where coastal light, monsoon seasons, and dense urban parcels shape every decision we draw.
We take work from feasibility through issued documentation and interiors: coordinated drawing sets, specifications, visual studies, BIM-ready packages, and on-site coordination—so contractors price intent, not guesswork.
Housing, workplace shells, hospitality, and civic-adjacent commissions get the same discipline—candid reviews, explicit scope, and a finished building that still reads true to what you approved at the table.

Integrated practice
Concept through developed design stays one conversation: façades, plans, and interiors are shaped together so programme, climate, and long-term maintenance are settled before the scheme hardens. You review legible moves at each gate—not a surprise package at tender.

Consultants, budgets, and approvals stay in view while the set matures. Workshops, BIM-ready packages, and finishes schedules are issued so contractors price what was drawn—not a drift of late mark-ups and orphaned details.

Mobilisation, procurement, and commissioning run against the issued drawings and the agreed programme. Site leads hold sequencing, interfaces, and quality so what was priced is what gets built—and the thread from the drawing room never drops.

Office sequence — design stages
A preparatory step that allows us to understand and document the needs and functions of a building in order to establish its scope.
This stage includes site examination, program review, initial design sketches, and a preliminary budget analysis.
Once the sketches are approved, we develop the project in more detail, drawing up the necessary preliminary plans, sections and elevations.
This is the actual development of the technical plans necessary for the construction.
We assist and advise the client in the analysis of bids from general contractors and the signing of the construction contract.
We do not separate “design” from “delivery.” The same discipline that fixes a section through a wall also signs off the mock-up and walks the slab pour.
Where useful, we model operational energy and embodied carbon early—not as a badge, but so envelope and structure choices stay defensible when value engineering arrives.
